The Six simple steps to Equity IQ™:
- Determine the reserve price of the property: This is the value we assign to the property in as-is condition. While the reserve price is not an appraisal, it is supported by comparable sales in the surrounding area.
- Determine the scope of improvements: From carpet and paint, all the way to room additions, Value-builders determines how much we will need to spend to get top dollar for the property. In this step, we also agree to a specific timeline for completion. Most of our jobs are complete in 6 weeks or less.
- Determine the listing price when complete: Using comparable sales and our deep experience, we agree with the owner on a reasonable listing price for the property once all our work is done.
- Sign our agreement: Our agreement details the reserve price, new listing price, cost of improvements, and time to complete work. It covers many other details of the transaction as well.
- Complete the remodel: We leverage our deep industry discounts and use just the right combination of sub-contractors to ensure the job gets done fast and looks great. If our remodel costs more than our agreement stipulates, Value-builders is responsible for additional charges, not the owner.
- Stage and list the property: We stage all Value-builders® brand properties with high quality furniture and artwork. Staged properties sell twice as fast and for an average of 5% higher prices than non-staged.
